Plant 4 is a unique adaptive re-use of one of the former Clipsal industrial buildings to create a dynamic new retail and market hub for Bowden Village.
The industrial building shell was recreated as a highly adaptable space able to host a broad spectrum of uses including an eclectic community market, in-house eateries, cafes, bars, studios (yoga, co-working etc), and special events.
Inspired by Plant 4’s iconic diagonal sawtooth roof form, its industrial character and abundance of natural light and airflow, unnecessary elements of the original structure were surgically removed, preserving and re-lifing the existing building fabric and services infrastructure and enhancing inherent passive design elements (orientation, daylighting and natural ventilation) to make the building as authentic, open and connected with its community setting as possible).
The project has become an important example of sustainable adaptive re-use in Adelaide and has been a key demonstration project for future development at Bowden. The project secured a 5 Star Green Star As-Built rating in February 2018, the first building to secure an As-Built rating at Bowden Village.
